  • The design-and-build option offers a significant advantage, as it enables all the participants involved in the various phases of the project to operate under a single contract. Half Orange facilitates ongoing collaboration between the client and our designers, builders, and trades team to streamline the design and construction processes. This approach ensures efficient planning, budgeting, project management, construction scheduling, and meticulous control over details and finishes. 
    The design-and-build process involves sequential key milestones, including project planning, design, pricing, construction, and project closing. Half Orange can deliver high-quality products that meet your needs while maintaining rigorous professionalism, communication, and transparency standards

  • Our design practice follows a dynamic, evolving, iterative, and sequential process, which is documented at every step and requires the client's participation and approval to advance to the next milestone.

  • To kick off the project effectively, we begin by engaging with the owner to clarify and fine-tune their expectations while thoroughly documenting the project scope. This phase includes a site visit and a collaborative programming meeting with the owner. During this meeting, we aim to gather valuable insights into the new spaces' desired size, functionality, and aesthetics. We encourage the owner to provide us with any existing conditions survey, site documentation, a preliminary budget, and a tentative schedule.

  • During the CD phase of the project, we work closely with the owner to gain a thorough understanding of their vision and create a list of objectives. Our collaboration includes familiarizing ourselves with the owner's home dynamics, sensibilities, and rituals to ensure that space, materials, color, lighting, technology, and home flow seamlessly support the future living experience. We then move on to creating plans and design options in 2-D and 3-D, which we present to the owner as a work in progress for review and approval. In parallel, we look for inspiration and references to help define the overall aesthetics, materials, and lighting. In this collaborative process, we further develop the selected concept, a style direction, and a list of structural, technological, and mechanical requirements. Our team researches relevant building codes to ensure our design is visually appealing and compliant with local regulations.

  • Upon selecting a design direction, the team proceeds to refine and revise the design, incorporating any requested changes that are reviewed in person and for client approval. A Structural Engineer may be engaged for an initial consultation, and additional consultants may be involved as necessary. During the Design Development (DD) phase, the project is thoroughly detailed, including elements like windows, doors, and fixtures. The team collaborates with the client to determine preliminary pricing and establish a tentative project schedule. Additionally, design boards are created to showcase colors, materials, fabrics, and finishes, providing the client with a better understanding of the aesthetics that will define the final design.

  • After receiving preliminary pricing, the owner may want to modify the project scope to meet budget and time constraints. The changes will be incorporated, and the final design will be detailed, specified and documented in the final construction drawing set. The project will then undergo a final review for pricing and building schedule, with construction documents being developed in accordance with local building codes and zoning ordinances.

  • To facilitate the successful completion of your project, we recommend attending municipal meetings on your behalf to obtain the necessary permits. We understand that the permitting process can be complex and time-consuming, so we take on this responsibility to ensure that your project complies with all local regulations and requirements. We aim to simplify the process and minimize any potential stress or technical requests that may arise at the last minute.

  • The construction industry generally has not been very proficient in developing and implementing sustainable practices. At Half Orange, we are interested in helping to preserve the environment through our work. We are introducing an environmentally conscious practice to the design and construction process. Our approach involves, when possible and in our client's interest, selecting ecologically friendly materials, using low-impact production processes, implementing low-energy consumption technology, procuring locally produced goods and services, and advocating for the use of passive net zero energy systems. Additionally, we pay close attention to waste management and aim to reduce scrap and material waste.

  • Half Orange provides a comprehensive range of post-construction services designed to ensure the successful completion and maintenance of your project. This includes meticulous surveying and the preparation of detailed construction documentation that accurately reflects the as-built conditions of the site. Additionally, we offer proactive post-construction maintenance services to address any issues that may arise, ensuring the longevity and functionality of your newly completed structure.
